NSW Home Grants

The first home owners grant will reduce to $10,000 on 1st January 2016.

Did you know that if you are a builder/investor or second or third home buyer you are most likely eligible for the NSW New Home Grant Scheme. The scheme provides a grant of $5,000 off your stamp duty towards a new home.

Stage 2 update

Registration of the Stage 2A2 (Wongawilli St) and Stage 2B (Pambula, Toolijooa and Callala St) subdivisions are expected in early 2016 which means another 43 families can start building their homes.

Stage 3 update plus 5 new lots available at $285,000

Earthworks for Stage 3 have commenced, and registration of the subdivision is expected by end September 2016, subject to weather.

Five home sites previously withheld from sale due to uncertainty over a power easement are now available for purchase.

In other news:

The new road connecting Tullimbar Village to the Regal Heights shopping complex in Sophia St is expected be completed by mid-2016. Tullimbar residents will then be able to walk directly to Blue Jays Cafe for coffee, breakfast and lunch, pick up groceries and a newspaper or magazine at the new supermarket, or visit the hairdresser and beautician.

As each new family moves into Tullimbar Village they add another special piece to our vibrant community. Every street in the village is planted with beautiful deciduous trees, and footpaths are constructed on both sides, so that walking is easy and pleasant.

Tullimbar’s houses all have welcoming front verandahs that encourage casual social connections as you sit and watch your neighbours pass by. On so many occasions we have seen new neighbours start as acquaintances and quickly become friends as they chat over their front fences and share a glass of wine or a beer as the sun goes down.

The new community garden is expanding and is providing another meeting point for residents as well as an opportunity to share the experience of growing fresh healthy fruit and vegetables. Tullimbar residents also have an active Facebook group where they share local information and news. 

We feel we have created the bones of a fantastic community at Tullimbar Village, but it is the people that live here that give it life and real heart. There is a diverse mix of ages, family sizes, and personalities, and we thank each of you for what you bring.

This week I’m interviewing one of our Tullimbar Village residents, Carol King. Carol is Property Manager of Bella Mobile Real Estate and I've wanted to catch up with Carol and share her story. Carol tells us why she moved here and what she loves about Tullimbar Village.

Carol is Property Manager of Bella Mobile Real Estate and I've wanted to catch up with Carol and share her story.  

Carol tells us why she moved here and what she loves about Tullimbar Village.

 Lilly - When did you move to Tullimbar Village?   

Carol - We have been here since December 2010.


Lilly - What do you enjoy about living here?

Carol - I love the area - it is as though the escarpment holds us in its hand. It provides a sense of very relaxing energy.


Lilly - How is your experience of living in Tullimbar Village different from where you lived before?

Carol - The friendliness of the community is noticeably different from other places we have lived. We know more of our neighbours personally and connect with them more often. My visitors often comment that it feels different when you drive into Tullimbar. You can tell a lot of effort has been put into the design of the homes and landscaping of the streets, it has created a very calm and harmonious environment.


Lilly - How are you involved with the Tullimbar Village community?

Carol - I'm involved in the community garden, reading group and craft group as well as social gatherings with friends we have met since we moved here.


Lilly - I understand that property management isn't the only industry you have worked in.  Can you tell me the other careers you have had in the past?

Carol - Property Manager - Bella Mobile Real Estate, I am also a Thermomix Consultant.  I'm a former TAFE teacher and manager, remedial massage therapist, aromatherapist, certified instructor for massage in the schools program.


Lilly - That's quite a comprehensive list. Do you have time for anything else? 

Carol - Sure, scrapbooking; sewing; patchwork; cooking; quilting; applique; reading; numerology; meditation and emotional Kinesiology.


Lilly - Tullimbar is renowned for its community-friendly front porch. How do you make the most of your front porch?

Carol My front porch faces north so it is a great place to get some sun in winter, or at any time of the year just to sit, relax and view the ever changing landscapes. There is often a neighbour walking past who will give a wave or lean over the fence for a chat.

NBN and Tullimbar Village

NBN at Tullimbar Village. All lots sold DO have NBN. Illawarra Mercury focused on Tullimbar Village.

There's been a lot of talk about the NBN and lack of internet connections throughout the Illawarra.

Whilst Stage 1 do not have NBN (our sales office included). We just want to let others know that Stage 2 and all the remaining lots sold, and all future lots we are selling,  DO have the NBN.

Just remember that Rome wasn't built in a day! And the long and winding road (Twelve months apparently) will lead to a fabulous NBN here for all of us who were here at the very beginning.

We recently had a great turn out with one of the completed 9m wide Milton Street houses, by Mincove Homes.  And our first little pop-up coffee on wheels here in Tullimbar.

We will certainly bring back Glenn the coffee guy. Hopefully on a Sunday.

I’m Lilly – sales and project coordinator here atFountaindale Project Marketing and I want to keep you up-to-date, with all things in the Tullimbar Village project.

Hello and Welcome to our first post.
I’m Lilly – sales and project coordinator here at  Fountaindale Project Marketing and I want to keep you up-to-date, with all things in the Tullimbar Village project.

I’ll be sharing ideas and images, events, chooks, trees, houses, land sales (of course) people, and any other information you want to hear about.    
Sometimes my posts will be short, and include one or a few images.
Other posts may be longer. I’ll try not to bore you.

I also put together the new Tullimbar Pinterest page see here. For those of you who don’t know what Pinterest is.   It is an online board, where users can upload, save, sort and share the images (known as pins). So instead of keeping all your favourite pictures and ideas in a box or folder. You can keep them on your Pinterest page. It’s a great place to find new ideas too.

I’ll be updating the Facebook page too, aiming to keep you up-to-date with all things happening with the happenings and growth of Tullimbar Village.

Of course I would love your feedback – please be nice, I’m new.
