Tullimbar will be different; it will recreate the art of traditional town building. Architectural guidelines will advise a typical form, creating a sense of balance and proportion. This will create buildings that are architecturally harmonious, but not identical in design.

Stunning streetscapes will add to the appeal of Tullimbar Village and encourage a more active and social environment among residents. Streetscapes will not be dominated by garages and parked cars as access to garages is via rear lanes. The streets at Tullimbar have been designed to slow traffic and achieve balance between all street users, making it safer and convenient for walkers, cyclists, motorists and public transport users.
At Tullimbar Village, controls are in place to ensure that while homes are not exactly the same in appearance, they will fit within a "family" of buildings, and within the architectural tradition of the Illawarra. Materials will be limited to ensure that each building is beautiful in its own right, and when grouped with other buildings, creates a beautiful streetscape. Homes will have contemporary design features such as open plan living and solar energy efficiency. In addition to all the internal features, useable verandahs are aligned to the sun to enable people to sit in comfort with views into their garden and street.
